Long-Term Rental Turned 1031 Exchange Success

One of our recent listings had been a rental for some time and it needed some attention. If you’ve ever been a landlord you know that there is a cost in turning a rental, but what about when it comes time to sell it? The strategy changes from most affordable, to what’s most appealing. 

Meet 2060 Monrovia Ave, a charming single-level home in the coveted Freedom Homes community on the West side. The seller’s plan? A 1031 exchange into a different market. And so, for a rental for 20+ years and in mostly original condition, we needed to breathe some life and light into the space to maximize profit and ensure no cash was left on the table. 

Price evaluation to the seller if sold As-Is: $1,100,000

Estimated light reno budget: $16,500 + $2,500 for landscape refresh

Estimated Sales Price after reno: $1,200,000

The choice to invest a little to gain a lot was a no brainer. After finalizing a design direction and  schedule, a plan was set in motion to repair, paint interior + Cabinets, replace floors, lighting, and stage. Our firm managed the project and in 3 weeks time the home went from tired and dark to cheerful and fresh. 

End Results

The home went on the market mid March and this cutie garnered quite the crowds + multiple offers. The property sold for $1,255,000. $55k OVER the estimated price post reno. It's not a bad day when you help put $136,000 in your clients pocket.
